Why does the stucco under my chimney chase have a rust stain?
That stain usually starts at the top. Oak Park sits in unincorporated Ventura County, against the Agoura hills, built out mainly in the 1970s through the 1990s as planned tracts. Those tracts went up with factory-built metal fireboxes, not masonry. The flue runs up a framed chase, capped with a sheet-metal chase cover. Thin galvanized covers pond water and rust through. The rust bleeds down the stucco. That is the tell.
Creosote is rarely the issue here. Most of these fireplaces burn a few nights a year. Water is the real problem. We check the storm collar seal and the chase flashing. Then we look at the firebox refractory panels for cracking underneath.
Spark arrestor screening matters more in Oak Park than in flatter parts of the county. Chaparral wraps the community, and the Woolsey Fire burned right to its edges. Screens that are torn or missing get flagged, along with wrong-gauge mesh. This is a Very High Fire Hazard Severity Zone.
One wrinkle: burn-day rules. Oak Park falls on the Ventura County APCD side of the line. Neighbors a mile east answer to South Coast AQMD. Different agencies, different advisories, same chimney.

Frequently Asked Questions
My fireplace is a metal box, not brick — does it still need sweeping?
Yes, though what we're doing is different. Nearly every home in Oak Park was built between the 1970s and 1990s with a factory-built metal firebox venting up through a framed chase, and those units burn cleaner than masonry, so heavy creosote is rarely the issue. The inspection matters more than the brushing: we check the refractory panels for cracks, the firebox joints, the chimney sections inside the chase, and the cap and chase cover up top. Plenty of Oak Park chimneys come back with little soot and a real problem at the top of the chase.
What actually goes wrong on Oak Park chimneys?
Water, not fire. The sheet-metal chase cover sitting on top of the framed chase is the part that fails. It rusts through, holds standing water, and then drips down the outside of the flue pipe into the chase. Right behind that are failed storm collars, where the seal around the pipe penetration has dried out and cracked, and chase flashing that's let go where the chase meets the roof. Homeowners usually notice a stain on the ceiling near the fireplace or a musty smell before they notice anything wrong with the chimney itself. By then the chase framing has often been wet for a while.
