What Stevenson Ranch homes actually have behind the fireplace

This is a master-planned community on the west side of the Santa Clarita Valley, built from the late 1980s through the 2000s. There is no pre-1985 housing here. So the brick-and-mortar advice you read online rarely applies. Almost every fireplace is a factory-built metal firebox. Above it runs Class A chimney pipe inside a framed, stucco-clad chase.

Those chases are topped with flat sheet-metal chase covers. Flat is the problem. Rain ponds instead of draining. The cover rusts through from the top down. Rust streaks on the stucco below are the tell, and you can see them from the driveway. Water then tracks down the pipe and into the firebox.

The other common failure is warped or cracked refractory panels. Heat cycles them, and this area gets the coldest winter mornings in our service territory, so fireboxes here get used. Panels are model-specific. If the manufacturer no longer lists them, patching is a waste. The whole unit should be replaced instead.

Wind funnels through the I-5 corridor and makes draft complaints worse on exposed lots. Also note South Coast AQMD Rule 445. Many newer dwellings here were built gas-only by design, so wood conversion is usually not on the table.

Frequently Asked Questions

My fireplace is a metal box inside a stucco chase, not brick. Does it still need sweeping?

Yes, and it needs a different kind of attention than a masonry chimney. Nearly every home in Stevenson Ranch was built with a factory-made metal firebox and Class A insulated pipe running up a framed chase. The sweeping part is usually quick because these flues are smooth metal, but the inspection matters more: we're checking the refractory panels in the firebox for cracks and warping, the pipe sections and joints, the spark arrestor screen, and the chase cover on top. A clean flue with a cracked panel behind it is still a problem.

What goes wrong most often on homes here?

Two things, over and over. The first is the flat sheet-metal chase cover on top of the chase. Flat covers hold standing water after a rain instead of shedding it, and they eventually rust through. Once that happens water runs down inside the chase, into the framing and onto the top of the pipe. The second is warped or cracked refractory panels in the firebox — the molded panels that line the back and sides. They don't last forever with regular use, and once they're broken the firebox shouldn't be burned in until they're replaced. We check both on every visit.
